Blue Tower Asset Management maintains Enova $ENVA as the fund’s largest position based on the premise that the market overreacted to the abandoned Grasshopper Bank merger. The Fund said that, at the current closing price of ~$177, ENVA trades at a 10x P/E while earnings are growing over 30% a year.

Depends on the tenant, but I use a 10% cap (10x) for $CORZ's CoreWeave sites. I think the cap rate should be lower given CoreWeave funded the capex, and it sits in CORZ's facilities under CORZ's first lien, but appreciate the market won’t necessarily price at its real “fair value”
