The typical argument for data center project debt is that the tenant is IG and therefore unlikely to default. That may be true...if the project is actually finished. $ORCL JUST sent a force majeure notice to Stargate campus, trying to defer payments when/if the buildout gets delayed. This is the $18bn construction loan that FT reported is offered at ~89-91. Remember, construction risk doesn't care if your tenant is IG. You gotta build the thing on time.

Alpine Capital @jdsdebruyn reduced semiconductor exposure and added hyperscalers after the June pullback, citing combined hyperscaler capex of approximately $416bn in 2025 projected to exceed $750bn in 2026. It initiated Oracle $ORCL, and concedes the entry has not worked yet: “Oracle’s price action since initiation has been disappointing, but we believe the valuation is attractive and the current view on Larry Ellison (co-founder) is probabilistically asymmetric given the entry point. Oracle can slow spending if AI reverses (which we do not think will happen).”
