Would've been too easy, so I didn't buy. I prefer complicated roll-ups with excessive debt. Just hitching the wagon to a pair of founders who've compounded >17% for decades - below TBV and obvious catalyst NTM - would've been too easy. $LEGH https://t.co/Mg34NbtYsw https://t.co/Pirp5B179e
That last line almost reads like a rallying cry to short sellers. No position but have been watching the founder/CEO fight his way back into the top role. $FSBW: Bought Pacific West Bank in August for 30m. Exp +7.5% EPS growth in 2027 due to this. PWBK has a 92% deposit mix NOT CDs. (attractive b/c lower cost). First Bancorp a bit cyclical due to home lending, consistent double digit ROE, conservative way to play eventual housing rebound. The problem was not that Pacific West had no franchise. It had a recognizable Portland commercial-banking niche, a relatively attractive deposit base, and specialized relationships with SMBs, nonprofits, professional-services businesses and digital partners. The problem was scale. Management acknowledged that Pacific West's size and market position made both organic and strategic growth difficult, while the cost and complexity of running a regulated community bank had risen materially after 2008 and 2020.

Lennar is struggling to sell houses. So it found a buyer it knows well: Millrose, the REIT it spun off last year. We identified 700+ homes, roughly $200 million, sold to Millrose in about a month. $LEN $MRP https://t.co/CDD6NZ5Y2i
@bull_moose26 @ConsensusGurus I'm saying to the GSEs, if there isn't differentiated pricing grid they don't need to use $FICO to sell $10m worth of loans to save say $300k due to pricing grids, its just parity now. No large incentive from that angle

@_Housing_Guy_ Structural deficit in houses will need to balance eventually. Cycle will cycle eventually (rates, inflation economy ect). Company won’t go bankrupt and will chug along until then. Transition to capital light $NVR model not fully priced in.
AI think it is more a question of pricing (LLPA grid) for a $FICO scored loan than predictive power and has been for some time. A FICO loan and a VS loan do not command the same price by mortgage buyers, resulting in absurd amounts of money left on the table for sellers of securitized mortgages, and a much higher mortgage for individual buyers

Nobert Lou crushed it on $NVR in the late 90s, his writeups under Charlie479 on VIC are mandatory reading. You will be a better investor after reading this and gain valuable mental models to overlay on interesting real life examples. Norbert invested in Burlington Northern before Buffett. Joel Greenblatt gave him money. His investment in Brahma profiled here is legendary and similar to Buffett with Coke. I lastly loved his mental models on TGS Nopec https://t.co/OZorTJIv9W
